When Should You Have a Seawall Inspected?

You don't have to wait for obvious damage to have questions about your seawall.

Changes such as cracking, leaning, soil loss, gaps behind the wall, rust staining, movement at the cap, or recurring erosion can provide clues about conditions that deserve a closer look.

An inspection can also be valuable when you're buying or selling waterfront property, planning improvements near the seawall, evaluating an older structure, or simply trying to understand its current condition before deciding what—if anything—needs to be done.

What Does a Seawall Inspection Look for?

Tiebacks & Structural Support
Visible signs of deterioration or movement involving tie rods, anchors, deadmen, pilings, and other components that help stabilize the seawall.

At and Below the Waterline
Scour, erosion, undermining, deterioration, corrosion, marine growth, and other conditions that may not be obvious from the property side.

The Surrounding Property
Settlement near the seawall, changes around docks or boat lifts, erosion patterns, drainage conditions, and other clues that may help explain what is happening.

Wall & Cap
Cracks, spalling, exposed reinforcement, joint separation, leaning, bulging, rotation, settlement, and movement at the cap.

Soil & Drainage
Soil loss, washout, voids or sinkholes behind the wall, standing water, drainage problems, and signs that water may be moving where it shouldn't.
